A new preliminary application has been filed using Senate Bill 330 for low-density housing at 891 Greg Thatch Circle in North Natomas, Sacramento. The new application has minor revisions from the initial plans covered by YIMBY earlier this year. Next Generation Capital is the project applicant.

The proposal will reshape a large 8.21-acre plot of land with 79 single-family homes for an average density of 13 units per acre. The low-density infill will create two-story residences with three or four bedrooms, a garage, a porch, and a patio. Dahlin Group is responsible for the design as the architect, which reflects typical suburban vernacular. Gabled roofing and an awning above garages will provide the most notable features of the stucco and horizontal-siding-clad structures.
Tom Smiths Associates is leading the landscape architecture. The property will be built with minimal public space. The internal street will have a loop connected to Greg Thatch Circle and Tres Piezas Drive. Various curated trees and planters will provide shading and greenery to the sidewalks. Each home will also include a small backyard.

Senate Bill 330 is a state law passed in 2019 that protects residential projects from undue rejection if they meet zoning law and provide a certain amount of affordable units.
The estimated cost and timeline for construction have yet to be established.
