Preliminary Plans for 4225 Broadway in Temescal, Oakland

Preliminary plans have been shared for a six-story residential infill at 4225 Broadway in Oakland’s Temescal neighborhood. The new proposal is an increase in height and housing from previous plans for a five-story apartment complex by the same developer. CGI+ is listed as the property owner.

The 71-foot tall structure will yield around 159,750 square feet with 123,580 square feet for housing, 2,990 square feet for retail, and around 33,170 square feet for the 74-car garage. Additional parking will be included for 161 bicycles. Additional landscaping will be provided on-site.

If the current proposal is built, the structure will contain 143 homes, including 15 very-low-income units for households earning around 30-50% of the Area’s Median Income. Apartment sizes will vary, with 49 efficiency units, 54 one-bedrooms, and 34 two-bedrooms.

The 0.98-acre plot will merge five parcels along Broadway between 42nd Street and Garnet Street. The site is near to the Oakland Technical High School campus. The MacArthur Street BART Station is just four minutes away by bicycle or 19 on foot.

CGI+ purchased the site in 2017. Initial plans were for a five-story complex with 127 units and retail. The rendering for the initial project has been published by CGI+, though the architect was not specified. The developer has yet to reply to a request for more details.

  1. CGI+ ought to do a better job of cleaning up the graffiti on this property in the meantime. It’s the worst eyesore on Broadway and is really nothing but blight. I hope this project gets built but CGI+ hasn’t shown any interest so far in caring about the neighborhood that I can see.

  2. It should be mandatory to build units with some 3 bedrooms. At least 5-10% of all new developments with 3 beds – 2 baths. Families can’t afford or find big enough places to live in the Bay.

    • Strongly agree, but there needs to be some concession back to the developer for that. Lower impact fees (which are often exorbitant, out-of-scale for the project), greater height or density allowance, faster permitting, etcetera. Not enough projects in the area pencil out and if you are going to saddle developers with more requirements (even good ones like including family-sized units), you have to give something back as well.

  3. The 4225 Broadway Temescal renderings resemble the finished Bart Del Norte Project which is now leasing both aparments and business spaces. The Temescal project sounds very promising for an area that really could use some upscale rebuilding.

  6. Andre above is right. It’s ridiculous to have so few 3BRs. Too many Yimbys are young singles.

  7. That used to be an appliance store and next to it is where Bruce Lee’s studio was, then it was a dance studio.
