Crews are making progress on a four-story mixed-use complex at 6501 Shattuck Avenue in Bushrod, North Oakland. Concrete is passing the first floor as construction is moving ahead for 18 apartments above a large ground-floor retail space. Magganas Properties is responsible for the development, filing through Bruder LLC.

Once complete, the 43-foot-tall structure is expected to yield 25,310 square feet, including 15,775 square feet for residential use, 1,980 square feet for ground-floor retail, and 710 square feet for a roof deck with views across the neighborhood. Apartment sizes will vary, with six studios, six one-bedrooms, and six two-bedrooms.
Moshe Dinar of Dinar & Associates will be responsible for the design. Renderings show a slightly dated design, unchanged since plans were initially filed in 2018. The facade is articulated between boxy bay windows, prominent yellow vertical mullions, and a setback top floor. Exterior materials will include a mix of cement plaster, metal panels, and stone tiling.

The 0.2-acre property is located at the corner of Shattuck Avenue and 65th Street, one block from Alcatraz Avenue and a few blocks away from the Adeline Street thoroughfare. Future residents will be less than ten minutes away from the Ashby BART Station on foot.
Construction is estimated to cost around $3 million, a figure not inclusive of all development costs, and last around 12 months from groundbreaking to completion.

This is going to be great for that corridor. That corner has been a dumping ground for illegal dumping and graffiti. Hopefully some sort of cafe or food offerings go in the ground floor. With Nomad Cafe and Nick’s Pizza right there, this could help create a lot of nice energy. This intersection gets a fair amount of foot traffic from people coming and going to Ashby BART. Now if someone would just redevelopment the Subway Sandwich property at the corner of Alcatraz and Shattuck. Please!!
PAVE the ROADS
Can someone please help me understand why the city insists these buildings include a retail component- dont they understand….we dont NEED retail anymore?? I would think it would save the builders money and could be used for a different amenity. Help here??
