A streamlined housing application is now under development review for a nominally mixed income projected located at 4103 Old Trace Road in Palo Alto. Under the application, the current 1.02-acre site would be divided into thirteen residential lots, each of which would be subsequently developed as housing. Steel Bridge Homes Palo Alto is responsible for the project’s development.
If approved, the property division and development could bring 16 new units of housing to the site, including 13 new single-family homes and three additional dwelling units. This number reaches the minimum number of units per acre to streamline the development’s application process. At least one of the units must also be rented at a rate considered affordable in order to qualify.

Ponderosa Architecture is responsible for the property designs. Initial renderings show a modern façade design, using tan and white cement paneling to create a clean but unobtrusive style. Metal elements and railings are used to accent window features and other areas.

The site’s location is in a largely residential area of Palo Alto, but with close proximity to the Foothill Expressway. The proposed project will have easy vehicle access for residents and provide sufficient parking on site for their needs. While slightly more dense than most of the surrounding properties, the new homes would still be consistent with the single-family emphasis of the neighborhood.
