A preliminary application has been submitted for a residential project proposed at 707 Commons Drive in Sacramento. The project proposal includes the construction of six four-plex buildings offering residential units. Plans call for the demolition of an old office building on the site.
RBM Commons LLC is the property owner. BSB Design will handle project architecture.
The project plans have been amended; previously, seven buildings were proposed, offering 25 dwelling units. The project site is a parcel spanning an area of 1.09 acres. The updated project proposes to bring 24 dwelling units spread across six four-plex buildings. Each of the residences will feature two-car garages and landscaped open spaces.
The project application has been submitted and requires the approval of a tentative map, site plan and design review, building demolition, new buildings, and site improvements. A tree permit for the removal of private protected trees is also requested.
An SB330 application has been filed. Senate Bill 330, or SB 330, has been an important law to make it more difficult for city and town governments to stonewall the construction of new housing if it meets a certain level of affordable housing. As written in the law, SB 330, “prohibits a local agency from disapproving, or conditioning approval in a manner that renders infeasible, a housing development project for very low, low-, or moderate-income households or an emergency shelter unless the local agency makes specified written findings based on a preponderance of the evidence in the record.”
The site is within the Office Business Low-Rise Mixed-Use (OB-PUD) zone and the Campus Commons Planned Unit Development (PUD). The project construction timeline has not been announced yet.
