The developers behind a proposed senior affordable housing project along the Great Highway are holding a public meeting tonight at the South Sunset Community Center. The event will be held tonight, November 8th, between 6-8PM at 2601 40th Avenue in San Francisco. Speaking with YIMBY, a representative for the Tenderloin Neighborhood Development Corporation shared that the proposal is “very early in the development process,” with more community meeting opportunities expected to occur early next year. TNDC and Self-Help for the Elderly are jointly responsible for the plan.

Preliminary permit activity has been filed regarding plans to construct the affordable senior housing at 1234 Great Highway in San Francisco’s Sunset District. The site is currently occupied by the Rodeway Inn & Suites motel, next to Ocean Beach and Golden Gate Park. Project applications reveal that demolition will be required for the existing three-story 60-key motel. Construction is expected to create around 216 low-income units above ground-level retail. The structure height has yet to be shared.

Residential services will include an adult day health center and community amenities. The city financed the acquisition of the site through the Mayor’s Office of Housing and Community Development, and TNDC purchased the property in October. MOHCD will also provide pre-development financing.

The property is one of five that the MOHCD acquired this summer via Site Acquisition and Predevelopment Financing NOFA. The five projects are expected to create over five hundred affordable housing across five different neighborhoods at 249 Pennsylvania Avenue, 250 Laguna Honda Boulevard, 3300 Mission Street, and 650 Divisadero Street. So far, new permit activity has been spotted for the Mission Street and Divisadero Street projects.

In a press release shared after the property acquisitions this summer, District 4 Supervisor Joel Engardio said, “The westside needs more affordable housing, especially for seniors. I’m glad this project involves Self-Help for the Elderly, a well-respected nonprofit known for providing a high standard of service that every senior deserves.” Engardio added that he is “thankful that primary service provider TNDC has a long-term commitment to ensure the needs for every resident of 1234 Great Highway are met. Seniors need to know they are housed in a safe and caring environment.”

City records show the property last sold in 2016 for $15.3 million. The application expects to use Senate Bill 35. Though the plans are preliminary TNDC is expecting the project to open as early as 2028.

  1. Double the number of units. Eliminate one of the excessive road lanes. It’s a sea of asphalt in an extraordinary location adjacent to the Park & ocean.

    Do not under-build.

  2. I’m a senior, and I’d feel like I was in exile if I had to live out there.

    • Well beach side life is not for everyone. Sure to be a big draw for all the old surf guys though.

    • I presume you’re in the minority on this one Ed. Most of the seniors I know would happily live in “exile” assuming exile is an affordable, beach-front living arrangement with a variety of walkable amenities, in a quiet and “slow” part of the city.

    • No one is asking you to live there. But walking to the beach and around GGP everyday is lovely and healthy. I’m a senior (69) and I love it.

  3. I live on LaPlaya across the street and look forward to cleaning up the area by adding this housing. I am hoping the surface parking area won’t remain as is unless it is fenced and gated. It is a hub of criminal activity as it exists. I hope I might qualify to live there some day.

  4. My recommendation is that you don’t build a wall with multiple story housing, respect the scale of the surrounding neighborhood.the weather out there can be cold and windy so transparent wind screens might be good?
