Construction Tops Out for The Fay, Downtown San Jose

Construction has topped out for the Fay at 600 South First Street in Downtown San Jose. The 23-story project rises over I-280 as a prominent southernmost tower in the urban core. Its over three hundred apartments are expected to open up in early 2025. Morro is the project developer.

C2K Architecture is responsible for the glass-skin curtainwall design. Renderings show the podium base distinguished by an articulated horizontal red-clad framing along the second floor, where residents will gain access to future amenities like co-working spaces, a fitness center, a music room, and a lounge. The rooftop deck will be furnished with a small pool and outdoor seating.

The 252-foot tall structure will yield 366,840 square feet, with 273,720 square feet for residential use, 5,655 square feet for retail, and 51,400 square feet for parking. Once complete, Morro will open 336 apartments, including ​​28 affordable units. Apartment sizes will vary, with 39 studios, 218 one-bedrooms, and 79 two-bedrooms.

Morro is a London-based developer with two existing properties in Guilford and Boston. The firm is connected to Scape, the original developer behind 600 South First Street. While Scape specializes in student and co-living units, Morro will provide multi-family apartments.

Suffolk Construction is the general contractor responsible for building the tower.

Future residents will be in the SoFA neighborhood, i.e., the South First Area arts, cultural, and entertainment district. Both Plaza de Cesar Chavez and the SJSU campus are around ten minutes away in separate directions, and Santa Clara Street is 18 minutes away on foot.

  1. Confusing article to me. The building is referred to as Morro, Fay and Garden Gate.

  2. The high rise is called “Fay”: it’s a tad embarrassing (“I’m a Fay resident!”) “Morro” is the name of the London-based developer.
    I don’t see any mention of “Garden Gate” in the article. Whatever its name, it looks terrific and is a much needed addition for housing downtown. Downtown San José has improved so much over the decades. That area used to be a haven for prostitutes and their johns.

    • It was called the Garden Gate in a couple of the captions before they corrected it. Looking at older posts, I assume that was an earlier name for the development and they initially forgot to change it in this post.

      I agree with everything you said, including your commentary on “The Fay.” Such an odd name.

      • Gracias. I reviewed some older posts on YIMBY and saw that “Garden Gate “ was considered earlier.
        Perhaps “Fay” is the name of one of the developer’s sisters. He might have honored other siblings by dedicating the skyscrapers to them: “The LuVerne”; “The Velma”; “The Blanche.”
