Zoning permits have been filed along with new renderings for the fully affordable project at 10550 International Boulevard in Oakland, Alameda County. The application comes after plans were downsized from 207 to 140 units last year. AMG & Associates is the project applicant and property owner.
The 77-foot-tall structure is expected to yield around 155,800 square feet. Apartment types will include 106 one-bedrooms and 34 two-bedrooms. Parking will be included for 70 cars and 42 bicycles. Of the 140 units, 28 will be deed-restricted as affordable to very low-income households, 111 will be for low-income households, and one will be a market-rate residence for the on-site manager. Residential amenities will include two outdoor courtyards, a fitness center, and a lounge area.

Architects Orange is responsible for the design. The firm describes the project as having a “simple massing articulation” that will create a “strong vertical presence along International Boulevard.” The collage-style facade scheme will include breaks, variations in parapet heights, and color changes. Facade materials will include stucco, brick veneer, and fiber cement siding.
Thomas H Phelps is the landscape architect. Illustrations show the site improvements will include sidewalk trees, planters, and two podium-top courtyards. Ruggeri-Jensen-Azar is the civil engineer.

The 1.07-acre parcel is located along International Boulevard between 105th and 106th Avenue. The project will rise next to the Oakland Station Senior Apartments at 1428 105th Avenue. The estimated cost and timeline for construction have yet to be established.
