New preliminary permits have been filed for a residential infill at 14789 Oka Road in Los Gatos, Santa Clara County. The proposal will bring over a hundred townhome-style units close to a freeway interchange and the Netflix headquarters. Urban Catalyst is responsible for the application.

The project application describes that the 6.38-acre property will be redeveloped with 138 three-story townhomes. The average density of 21.6 units per acre is slightly above the minimum density of 20 units per acre established by the city’s housing element. Of that 138 units, 28 will be designated affordable housing, allowing for a streamlined approval process per Senate Bill 330. Parking capacity is not specified.

Dahlin Group is responsible for the design. Illustrations first published by George Avalos for the Bay Area News Group show a busy mix of collage-style articulation with three distinct material types and gabled roofing to distinguish individual units across the multiplex structures. Apartments will include private balconies.

While the pre-application assigned the parcel address as 14789 Oka Road, the lot is currently unaddressed. Future residents will be close to the freeway interchange between SR-17 and SR-85, Los Gatos Creek, and the Netflix headquarters.

The estimated cost and timeline for construction have yet to be established.
