Preliminary plans have been resubmitted with a dramatically reduced residential capacity for the large vacant lot at 7400 Shasta Avenue in Southern Sacramento. Plans for the site have shifted from 216 apartments across seven structures to just 110 units in single-family sprawl. Elk Grove-based Cal Urban Development LLC is listed as the property owner.
The application invokes Senate Bill 330 to streamline the approval process for the project. Detailed plans have yet to be shared, but with 110 single-family homes across the 8.8-acre property, the site could see a residential density of just 12.5 units per acre.
The vacant site is located along Shasta Avenue and Bruceville Road. The plans require the merge of two separate parcels. Future residents would live directly across from the Shasta Community Park, close to the Cosumnes River College campus, and near the college’s Light Rail station.
