Stanford-Proposed Housing Approved at 3530 Alpine Road, Portola Valley

Portola Valley has approved plans by Stanford University for Portola Terraces, a new housing project at 3530 Alpine Road in the unincorporated town of San Mateo County. The small proposal would bring 39 units south of the campus. Stanford University‘s Real Estate Department is responsible for the application.

The project will create 27 for-ownership single-family homes for Stanford faculty alongside three fourplex rental apartments to be designated as affordable. Unit sizes will vary with six studios, three one-bedrooms, three two-bedrooms, 19 three-bedrooms, and eight four-bedrooms. Parking will be included for 89 cars.

The application benefits from the State Density Bonus law, increasing residential capacity above base zoning. Six of the below-market-rate apartments will be priced for households earning 80% of the area’s median income, and the other six will be for households earning up to 120% of the area’s median income.

Seigel & Strain Architects is responsible for the design, and Lutsko Associates is the landscape architect. The exterior will be clad with fiber cement siding and cedar accents. Plans include a new common open space and playground at the center of the new residential neighborhood. Each home will feature a front lawn and backyard.

The site is located along the county border with Santa Clara County, directly overlooking the southern edge of the vast open space owned by Stanford.

Construction is expected to last around 24 to 30 months from groundbreaking to completion.
