Environmental review documents have been published for a mixed-use development at 143-151 East Main Street in Los Gatos, Santa Clara County. The city has published a mitigated negative declaration, finding that the project will not significantly harm the environment. Capstack Partners is responsible for the application.

The 52-foot-tall structure will yield around 78,580 square feet, including 32,750 square feet for housing, 2,400 square feet of ground-level retail, and 31,000 square feet for the subterranean garage. Unit types vary, with 15 one-bedrooms, 13 two-bedrooms, and 2 three-bedrooms. Based on two project options, parking will be included for either 39 or 47 cars. Of the 30 units proposed, six will be designated as affordable housing.
Kenneth Rodrigues & Partners is responsible for the design. According to the project plans, the design “takes its cues from Los Gatos High School… and the many significant brick structures located on Main Street and North Santa Cruz.” Illustrations show the large structure imbued with a mix of classic Americana Main Street vernacular, with inset balconies visually breaking up the elevation. Facade materials will include a mix of brick veneers, painted stucco, precast concrete, and wood trellises.

Demolition will be required for the existing single-story commercial structure. The 0.43-acre site is located along Main Street next to the Los Gatos High School, a church, and a Masonic Hall. The town’s commercial thoroughfare, North Santa Cruz Avenue, is just under ten minutes away on foot.
Plans for the site were first submitted last May, and has used Senate Bill 330 to streamline the approval process. The estimated cost of construction has yet to be shared. With the environmental document now published, the Los Gatos Planning Commission expects to review the proposal during their scheduled meeting on March 26th this year.
