AAA Redevelopment of 3400 Ettie Street Approved by Oakland Planning Commission

On Wednesday, the Oakland Planning Commission unanimously approved the voluntary merger and redevelopment of twelve legal lots in West Oakland. The project, designed by MSA Architecture + Design, would revamp the current AAA facility into a modernized hub.

The site on Ettie Street would be expanded to include neighboring lots along Hannah Street and 34th Street. The project will require the demolition of four existing buildings, the construction of a new 15,294 sq. ft. commercial center, and a redesigned surface parking lot. Upon breaking ground, the project has an estimated 8-12 month completion timeline.

MSA Architecture + Design has released detailed plans and renderings of the proposed development, including a 28-foot tall main structure, multi-type vehicle parking, and landscape designs. This will include significant additions to the lot’s greenery with more than 60 new trees.

The project location is strategically oriented, capitalizing on the West Oakland Neighborhood’s central positioning and proximity to the bridge and freeways. The area is mixed-zoned, with the AAA lot itself directly abutting I-580, and it is designated for commercial/warehouse, while several of the adjacent parcels are designated residential.

The project received significant praise from several commission members, who cited the need to bring new employment centers to the West Oakland neighborhood. However, a few members also recommended additional streetside lighting and development to help improve the safety and accessibility of the 24 hour facility. Full approval of the project will be appealed to the Oakland City Council in no more than ten days time.
