The proposed development at 1197 Lick Avenue in San Jose is to be altered, reducing the overall number of units but increasing the number of affordable units available within the project. The project is located on a three-building site, and is part of the Tamien Station Transit-oriented Development Plan. Developers, The Core Cos. and Republic Urban Properties have worked with Studio T-Square architects to put forth the revised plan.
The project proposal originally included 434 market-rate residences and 135 affordable units, with the market-rate units being consolidated in the two larger buildings, and a third building being designated for affordable housing and commercial. The primary modifications are to be applied to the previously market-rate buildings. One of the two, previously planned as a 219-unit market-rate complex, will be reduced to 132 units and made 100% affordable. This is in addition to the existing affordable housing units being built on site and not a replacement.

Developers made the decision to pivot to a smaller project size with more affordable housing as an option due largely to funding concerns. The smaller project will allow them to complete more quickly and cost-effectively, while an increase in affordable housing will give them access to more incentive options.
The project’s location, immediately adjacent to the Tamien Station, with walking access to Caltrain, Amtrak, VTA, and other forms of public transit, makes it an excellent candidate site for more affordable housing. While the pivot will reduce the overall number of units on site, it will bring in a higher number of the much-needed affordable housing.
