SummerHill Homes is set to build a new multifamily housing project in North San Jose. The development at 210 Baypointe Parkway was approved in October 2024, but the timeline for construction was previously unclear. However, new information reported by the San Jose Spotlight indicates the preliminary demolition of the existing facilities may begin as early as July of this year.
A single-story commercial building will be demolished, making way for 292 apartments and 42 townhomes designed by KTGY. Of the more than 300 homes, only 15 apartments will be considered affordable. In lieu of not meeting the affordable housing benchmark set for development, SummerHill Homes has opted to pay the city about $3.7 million in fees.
The development is located in the Baypointe neighborhood, a short walk from the Baypointe VTA light rail station. This proximity makes it a prime spot for transit-oriented housing, and the project plans include public walkways between the apartment building and the townhome complex, giving residents direct access to the Baypointe VTA light rail station. The development will also add a protected bike lane along Baypointe Parkway to boost access for multi-modal commuters.

San Jose’s efforts to bulk up housing in this neighborhood have been delayed for years due to litigation from Santa Clara County, Milpitas and Santa Clara. However, after a settlement in 2022, new projects have began to be proposed and built. State mandates require San Jose to build 62,200 additional homes between 2023-31 to meet its allocated housing goals. Under current city projections, up to 24,000 of those are to added to this area alone.
