The property at 7954 MacArthur Boulevard has filed a zoning worksheet with the city of Oakland. The project, entitled The Kingdom Builder Senior Housing Development, is 6-story, 50-unit affordable senior housing development in East Oakland. The project, brought by Community Housing Development Corporation, was first reported on by SF YIMBY in 2022, but has undergone a handful of design changes and iterations since then.

The current plans include a 1,248 square foot ground floor, with management and residential services. Above that, floors 2-6 will be senior housing units, averaging 10 units per floor for a total of 49. The project will focus on serving seniors aged 62 and older who fall between 30% to 60% of the area median income. Building amenities will include a second-floor courtyard and a rooftop community garden with resident access.

The design has a focus on sustainability, with prefabricated framed walls, floors, and roof trusses allowing for quick and low waste construction. The building will also include water use reduction in the form of specialized indoor water fixtures and outdoor drip irrigation. The building will use low-e glass to minimize heat gain, LED lighting fixtures, and high efficiency kitchen and bathroom appliances to reduce energy needs.
