Preliminary permits have been filed for a small mixed-use infill project at 2785 San Bruno Avenue in San Francisco’s Portola neighborhood. The project would replace a single-family house with three apartments and retail, with the aid of Senate Bill 330 to streamline the approval process.
The three-story proposal is hoping to add three apartments across 2,840 square feet, alongside 727 square feet for commercial retail space, and 990 square feet of usable open space. Parking will be included for three bicycles. Unit types will vary with two two-bedrooms and one three-bedroom dwelling.
Public records show the property last sold in May 2014 for just over half a million dollars. In late 2014, Brian Kaufman Design filed plans to replace the still-existing home with two dwelling units and retail in a four-story building. The project was later successfully appealed in 2016, with the Board of Supervisors noting that the site includes an illegal rear-lot rental unit deemed eligible for rent stabilization. The project was sponsored by Linda Huang, and the Huang family trust is still listed as the property owner.
The property is located along the commercial retail-lined San Bruno Avenue, running parallel to Freeway 101. The block is bound by Bacon Street and Wayland Street.
Demolition will be required for the existing single-story home, estimated to have been built around a hundred years ago, although an exact date is unknown. Construction is expected to cost around $1.05 million, a figure not inclusive of all development costs. The estimated timeline has not been established.
