Detailed plans have been filed for a potential office-to-housing conversion of 3201 Florin Perkins Road by the College Glen neighborhood in Sacramento. The adaptive reuse will add a full floor and transform the interiors into several dozen apartments close to a light rail station. West Sacramento-based Onyx Investment Group is the project developer.

Once complete, the 59-foot-tall structure is expected to yield around 57,480 square feet for housing. Parking will be included for 103 cars and five bicycles. Unit types will vary with three studios, 28 two-bedrooms, and 12 three-bedrooms.
Graphia Architecture & Engineering is responsible for the design. Illustrations show the triangular building will be reskins with a range of millennial-gray cement plaster articulation.

The 1.9-acre property is located along Florin Perkins Road between Folsom Boulevard and Jackson Road. The site is close to the College Greens Shopping Center, a strip mall anchored by a grocery store. Future residents will be less than half an hour away from the CSU Sacramento college campus, or 15 minutes by bicycle.
The estimated cost and timeline for construction have yet to be established.
