Planning Director Meeting Scheduled Today for Modifications to 605 Blossom Hill Road Proposal in San Jose

A meeting this morning will review proposed changes to the affordable housing development located on parcel B of 605 Blossom Hill Road in San Jose. The proposed changes would retain the same total number of 89 affordable units, while otherwise making small design modifications to the site. Republic Urban Properties is still responsible for the site’s development, with EAH Housing handling the affordable housing component.

With the proposed changes, the building’s total height would fall from 70 feet to approximately 63 feet. The on-site parking would be reduced from 51 spaces to 44 spaces, and the on-site amenity space would be shrunk from 14,000 square feet to 11,500 square feet. Aside from those changes, the proposal describes changes to the building’s exterior and finish. However, new renderings of the changes have not been made available ahead of time.

The design is presumably still being handled by Swenson. Previous designs released by EAH show an exterior that mixes contemporary form and historicizing decoration. Facade materials include stucco with limestone veneer tiles added at street level, and stone tiles will add additional texture to the facade. Additional decorative features will include honed cornices, a patterned garage screen, Spanish tile roofing, louver panel windows, corbels along the rooftop eaves, Juliet balconies, and louver awnings.

The project is located on a 5.4-acre site adjacent to the Blossom Hill VTA station. Most of the development will replace a surface parking lot. While only parcel B is being discussed in the meeting, the combined project is part of a transit-oriented development push across the Bay Area. Residents in transit-oriented development benefit from easy access to reliable transportation, and they intersperse the densification of new housing throughout cities. Residents at the 605 Blossom Hill Road site will also benefit from nearby access to local commercial options and other neighborhood amenities.
