Affordable Housing Under Review For Francis Ranch, Dublin

Plans are under review for the affordable housing component of the Francis Ranch masterplanned neighborhood in Dublin, Alameda County. The four-story project, named Eden at Francis Ranch, will add 78 units to the larger suburban enclave developed by Trumark Homes. Eden Housing and Sunflower Hill are joint project sponsors.

The roughly 48-foot-tall structure is expected to yield around 95,700 square feet, including an 80-car garage. The building will include 78 apartments, ranging in size from one-bedroom to three-bedroom units. Of the 78 units, 77 will be affordable, and one will be for the on-site property manager. Twenty units will be set aside for individuals with intellectual and developmental disabilities.

KTGY is responsible for the design. The exterior will be clad with cementitious lap siding, stucco, stone veneer, and metal awnings. Residential amenities will include an outdoor courtyard, bicycle parking, a fitness center, and a community room.

The property is located at the corner of Byrne Street and Central Parkway, adjacent to a recently opened public park within Francis Ranch. Francis Ranch is a 165-acre suburban development developed by Trumark Homes. Full build-out is expected to include 573 single-family homes, with much of the site already completed.

The estimated cost and timeline for construction have not yet been shared.
