Demolition and new building permits have been filed for a four-story mixed-use development at 2445 Ocean Avenue in the Ingleside Terraces neighborhood of San Francisco. The project would bring new housing and commercial space along the major thoroughfare close to Stonestown Mall. Perigon Hospitality is listed as the property owner responsible for the application, filing through 2445 Ocean LLC.

The roughly 40-foot-tall structure is expected to yield around 7,450 square feet, including 3,600 square feet for housing and 3,850 square feet for commercial use. The project will include two three-bedroom apartments.

Troy Kashanipour Architecture is responsible for the design. Illustrations show a wood-frame structure clad with beige rainscreen panels and floor-to-ceiling windows conforming to the triangular parcel.

The property is located along Ocean Avenue, close to the busy intersection with Junipero Serra Boulevard and near the neighborhood’s historic Ocean Avenue commercial strip. The site is a few blocks from the buzzy Stonestown Galleria shopping mall and Stern Grove.

The development was approved by the city’s planning department last May. Construction is estimated to last around 18-20 months from groundbreaking to completion, and cost around $1.95 million, a figure not inclusive of all development costs.

  1. Is this because of Lurie’s upzoning plan? They’re allowed to build little 4 story condo buildings everywhere now in the sunset, Richmond, and Parkside, and thereabouts.
