Updated plans have surfaced for a sprawling research & development office complex at 10 Twin Dolphin Drive in Redwood City, San Mateo County. The project is looking to replace the existing office building with two structures across a 15-acre campus. The Minkoff Group is the property owner and developer.
Previously, IQHQ purchased the parcel for $164 million in late 2021 and revealed plans to construct 654,000 square feet designed by RIOS. However, by last October, the developer listed the property for sale, and on July 20th, Minkoff purchased the lot for $56 million, a third of the price after less than five years.

The latest development will add around 331,300 square feet of commercial floor area across the primary floor and mezzanine level. Each structure will rise 45 feet tall, containing 159,300 square feet in Building A and 172,000 square feet in Building B. Parking will be provided for 678 cars across several surface parking lots, and 62 bicycles split between the two lobbies.
Gensler is the project applicant and architect, while Guzzardo Partnership will oversee the landscape architecture. Renderings show a fairly unremarkable facade, with an aesthetic emphasis on the interior hall’s exposed steelwork, columns, and wood-clad ceiling. Exterior materials will include textured concrete, laminated panels, and timber battens. Much of the property will be covered by surface parking or construction, with some pockets of trees and greenery overlooking sidewalks.

The renewed application for 10 Twin Dolphin Drive comes during a period with no active research & development construction across the South Peninsula. According to the Newmark South Peninsula R&D market report, “this lack of newly developed R&D space may help stabilize the elevated vacancy rate as tenants will be focusing on leasing the existing vacancies…”

The 15-acre complex spans a triangular parcel bound by Twin Dolphin Drive, Marine Parkway, and Belmont Creek. Demolition is expected for the existing vacant Y-shaped multi-story office complex, located across from the former global headquarters of Oracle. The estimated cost and timeline for construction have not yet been shared. W.L. Butler Builders will be the general contractor.
