The City of San Jose has approved plans for a new seven-story affordable housing development at 143 South Third Street in the downtown neighborhood. The project will convert an existing surface-level parking lot into 168 units of new housing, to be made accessible to low-income and very low-income residents. The Sobrato Organization and The Pacific Companies are responsible for the site’s development.

The future building will be constructed in a podium style, with five floors of housing built atop another five floors of parking. Three of the parking floors are to be below grade, allowing the complex’s total height to remain at seven above-ground stories. Of the 168 apartments, 133 are to be rented to low-income households, and 33 are to be rented to very-low-income households. The last two units will be reserved for property managers.

Architects Orange are responsible for the building designs. Current illustrations show a blocky structure broken up into several massing areas, with offset colors of white, tan and grey. Façade materials appear to include fiber cement paneling primarily. The upper five floors will be organized around an internal courtyard for residents to enjoy.

The project has a current timeline to completion of approximately two years. The developers are asking the city to allow extended construction hours in order to accomplish this, but exact details on a construction schedule or start date have not been confirmed.

The site’s location is ideally situated near the heart of Downtown San Jose, just two blocks from San Jose State University, and directly next to a VTA light rail station. Future residents will have the combined ease of local walkability, public transit, and access to a large number of residential parking spaces to support any kind of transportation they desire.
