Permits have been filed to double the residential capacity of 619-621 West Grand Avenue in Downtown Oakland. The proposal will add 2,370 square feet to an existing duplex for a total of 4,440 square feet. Lillian Rafii is listed as the site owner.

‘The Architecture Office,’ a Berkeley-based firm, will be responsible for the design. Their approach will limit any noticeable change to the facade. Construction crews will raise up and push back the building into the parcel, encroaching twelve feet into the backyard space. The added height will allow the construction crew to transform the crawl space into a third and fourth residential unit. Both will be three-bed units. Four parking spaces will be produced for all future households.

The low-density site is just nine minutes walk from the city center’s 19th Street Oakland BART station, which connects commuters to San Francisco, Richmond, San Jose, and Walnut Creek. Tenants will also find themselves just twelve minutes from Oakland’s crowning Lake Merritt park on foot.
