Details about the multi-structure development at 1300 El Camino Real in Menlo Park, San Mateo County, has recently been released. This following a change in management in mid-2020. The project, now named the Springline Development, has been under construction since 2017, with most buildings topped out at present. The project will bring a large sum of residential, office, and retail use right beside the city’s transit hub. Presidio Bay Ventures is now responsible for the development.
The mixed-use six and a half-acre development is expected to produce 183 new apartments, over 200,000 square feet of office space, retail, and community space. A large public outdoor gathering space will also allow for public gatherings and events, making this project a potential city-wide town square. A development-wide WiFi network will also blanket the block. The developers are aiming to achieve the LEED Platinum certification.
Further details have yet to be finalized, with Springline promising new information in the coming months. With the recent transfer of management, Presidio Bay will need to have their proposed amendments approved by the Planning Commission. Renderings indicate that the firm hopes to switch up the architectural style from Spanish Colonial revival designed by BAR Architects to a contemporary design, with minimal ornamentation beyond the arched portals.
The Real Social Good Investment LLC owns the site. They were responsible for reassigning the management team, with Presidio taking the place of Greenheart Land Company. Newmark Cornish & Carey have been picked to help with leasing the office space.
“Springline is an entirely new concept for Menlo Park. Through purposeful placemaking and an ear to the ground in the community, we’ve set out to create a destination oasis on the Peninsula—a magnetic city within a city that draws in locals and visitors, creating a sense of renewal and inspiration through urban energy and vibrancy, walkability, and weekend respite,” said K. Cyrus Sanandaji, Manager Director for Presidio Bay.
The developers expect temporary certification of occupancy as early as this December 2020 and move-ins by the third quarter of 2021.
The address is half a block from the Menlo Park Caltrain station, giving the residents and workers a direct commute up and down the Peninsula.
