Plans for 921 98th Avenue Heads to Oakland Planning Commission This Week

Fleischmann Property LLC is sharing with the public that 921 98th Avenue in Elmhurst Park is heading to the Oakland Planning commission this Wednesday, December 16th. The meeting will discuss the residential project’s preliminary development plans and the Final Development plans (FDP) for the Master Street and Open Space Improvements. The FDP will cover new roads and open spaces that will be produced to benefit the many potential residents. Madison Park is the developer for the project.

Speaking with Madison Park, the development team told SFYIMBY. “The proposed development plan for the 98th Ave & San Leandro project is a culmination of a collaborative effort between us and the City of Oakland’s leadership and staff, as well as the nearby residents, businesses, and community organizations. We’ve been actively engaged them since the very beginning of the development process and are extremely grateful for the enthusiastic support we’ve received for the proposed development plan.”

The proposed residential project will produce 399 residential units across ten parcels. Some will be multi-household units, so the number of homes will exceed 400. There will be 270 apartments, seven live-work units, nine work-live units, and 122 townhouses. 2,468 square of ground-floor retail will be included.

As most are made to do by city policy, the developers worked closely with the neighborhood to discuss needs and how the project could best help them. Now, Madison Park speaks proudly of where the project is now, telling SFYIMBY, “The creation of over 400 new homes will not only help to address the regional housing shortage but stoke additional economic investment into East Oakland, an area of the city that has not experienced the kind of unprecedented new housing production that neighborhoods like Uptown and West Oakland have since the Great Recession. We are excited about the opportunity to revitalize a site that has been vacant for over 15 years into a vibrant mixed-use community, and look forward to receiving the Planning Commission’s approval on Wednesday.”

VMWP Architects is responsible for the design. The main five-story apartment building structure is visually divided into multiple forms to create a more varied pedestrian experience. The color scheme is predominantly white, grey, and black, with fiery red highlights framing windows and the private corrugated metal balconies.

The team expects to receive approval, which is a likely outcome given that city staff is recommending approval with minor variations and conditions to be finalized during the meeting.

The location is a thirty-minute walk or five-minute drive from the Oakland Coliseum BART station or San Leandro BART stations.
