San Jose’s Planning Commission is expected to approve the general plan for a 246-unit apartment project at 802 South 1st Street, in East Virginia, bordering Downtown San Jose. The project completed public circulation last week, leading up to the city review tonight. Maracor Development Inc. is the developer responsible for the plan. The Schoennauer Company and previous site occupant D’Amico Tires are responsible for the development.

AO Architects is responsible for the design. Though we only have black-and-white illustrations, plenty can be learned, including the articulated facade design familiar across the Bay Area, HVAC units added for each unit, and a mural installation extending the full build height. The ground level will contain a parking garage with space for 76 cars, a 4,600 square foot commercial area, and bicycle storage.

The 71-foot structure will yield 118,275 square feet of residential space. All 246 units will be studios, averaging 475 square feet each. Residences will be sold as a mixture of market-rate and affordable housing. Landscaping is by HMH California. The project will include Maidenhair and Fruitless Olive trees.

The architecture firm has experience with a similar project, a 301-studio residential development from AMG & Associates and The Pacific Companies. The project, named the Virginia Studio, will rise at 295 East Virginia Street, San Jose.

The San Jose Planning Commission is expected to approve redesignating the 1.2-acre plot to transit residential land-use and part of a planned development zoning district with an amended height limit adjusted to 80 feet with 10 feet for architectural projections on top. City staff has given their recommendation for the Planning Commission to approve the project, which is then finalized by the city council.
