Permits have been filed seeking the approval of a mid-rise multi-family residential development at 685 9th Street in Downtown Oakland. The project proposal includes constructing a five-story residential building with 117 dwelling units. The project also includes demolishing a 10,013 square feet commercial building.
Levy Design Partners is managing the design concepts, and construction and Riaz Capital is the owner.

Thirty-five dwelling units will be offered as affordable units. The total area of the site is 15,480 square feet. The total residential area is 68,600 square feet—the dwelling units are a mix of ninety-one one-bedroom and twenty-six two-bedroom dwelling units. Fifty-two bicycle parking spaces are also proposed in this sixty-five feet high residential building. A private open space and some amenity space are also offered on the ground floor.

The proposed design features smooth cement plaster, fiber cement sidings, angled facades with windows, and railings with various colors to integrate the development with the neighboring structures. The design is a series of boxed-in building volumes with varying heights to break the monotony and facade bulking.

The site is located at the corners of Castro, 8th, and 9th streets. The building’s primary orientation is toward 9th and Castro. The project encourages Downtown Oakland’s evolution and Old Oakland’s distinctive character and its nearby properties. By providing additional multi-family housing and adding to the variety of housing choices, the project fosters a sustainable downtown.
