Development permits have been filed seeking the approval of a mixed-use project at 2611 Seminary Avenue in Frick, Oakland. The project proposal includes the construction of a four-story residential building with commercial space on a vacant lot.

According to planning documents, Giovani Rodriguez is managing the design concepts of the project.

The site is a parcel spanning an area of 10,637 square feet. The project will bring a four-story building featuring twenty-eight residential units. Three units will be reserved for households with low-income levels. The residences are offered as mix of six one-bedroom units, seventeen two-bedroom units, and three three-bedroom units. The total residential built-up area covered is 26,828 square feet. Commercial space spanning an area of 1,535 square feet will be allotted on the ground floor. A parking garage with a capacity of ten vehicles and nine bicycle parking spaces will be designed on the site.

The building facade will rise to a height of forty-five feet and have a total footprint of 8,435 square feet.

The estimated construction timeline has not been announced yet.

The property site is located at the corner of Seminary Avenue, Kingsley Circle, and Walnut Street.

  1. I am totally against building anymore construction in this small parcel of land. We currently have too much traffic as it is. I can see now what is going to happen as it did with the new apartments on Foothill two blocks from Seminary. The building is a mess too many broken down vehicles just parked if this construction is approved well good bye Oakland. We try our best to keep the 2600 block clean and keep our grounds and property free of debris. Please VOTE NO, NO on this development.

  2. Now that Mills College is shutting down, it’s great that there is more development slated for this area, especially housing over small commercial. It will definitely enhance the walkability of the neighborhood, and perhaps provide services to residents in the area.
