Milpitas Planning Commission has approved a residential project at 308 Sango Court, Milpitas. The project proposal includes the development of a residential complex near BART. Plans call for the demolition of a two-story industrial building. City Council will consider the project for approval in August.
Idaho-based firm Pacific West Communities is the project developer.
The project site is a parcel spanning an area of 1.11 acres. The new residential development will bring eighty-four below-market-rate apartments. The developer will set aside fifty-one apartments for households earning between 40%-60% of the area’s median income. Thirty-three units will be reserved for households earning between 80%-120% of the area’s median income. One manager unit will also be available on the site. Private courtyards will be designed for the residents. The construction will be prefabricated: units will be constructed off-site and hoisted into place.
Despite concerns over state-required bonuses and incentives, City Council will consider the project for approval in August. The most pressing concern for many of the commissioners appeared to be the reduction in parking spaces. Instead of 140 total parking spaces required by the city for an 85-unit building, the developer will include 48 parking spaces in the garage.
The property site is located in a vibrant transit-oriented community with a mix of housing, retail, and recreation. The complex will be near BART and other transit options.
