New renderings have been revealed for a duplex at 376 Hill Street, along a steep road in Dolores Heights, San Francisco. The three-story-tall building will replace an existing building. The Hill Street Revocable Trust is responsible for the development.

The structure is 59 feet tall from the garage to the top floor. The building contains five levels, with a garage and basement below grade and three residential floors rising 30 feet tall. Interiors yield 7,910-square feet, with 6,510 square feet for residential use and 1,400 square feet for parking. 3,040 square feet of open space is included and divided between the four-bedroom unit and the single-bedroom unit.

At the roof, space will be dedicated to the living roof and solar area.

Marmol Radziner is responsible for the design as project architect, with Page & Turnbull involved as the Historic Preservationist. The facade will be covered with smooth plaster, matte finish metal, and vertical wood siding for a soft monotone aesthetic. A notable landscaping presence is to be planted in the setback between the house and the street.

Residents will find themselves a block away from the Church Street light rail station and eleven minutes away from the 24th Street Mission BART station on bicycle.

The construction cost is estimated to be $6.35 million over a 24-month timeline. According to city records, the property sold in 2019 for $6.85 million. Property owners New York-based Hill Street Revocable Trust is linked to AJ Wealth LLC.

  1. Since “Residents will find themselves a block away from the Church Street light rail station and eleven minutes away from the 24th Street Mission BART station on bicycle.” Eliminate some of the 1400 sg ft for “care parking” Enough sg ft could be redirected into a nice size studio unit.

    Call me old fashioned or whatever but I like the current setup and it would be a dream to live there…no mention of the pool in this article? It was insane to me when I saw pictures that in that hidden lot there is a pool with a guesthouse/pool house which is almost unheard of in the city let alone in such a small space on a giant hill. I don’t think it’s very outdated but then again I’m a sucker for pools. Too many “modern” boring buildings like this one going up and already taking over but I guess that’s what the rich like? Bleh..nothing interesting or unique at all
