A preliminary application has been submitted seeking the approval of a residential project at 739 Sutter Avenue in Midtown, Palo Alto. The project proposal includes the demolition of an existing eight-unit apartment building and the construction of townhome units.
Sutter 739 Associates LLC is the project applicant and the property owner. Dahlin Group Inc is responsible for the design concepts and construction.
The project site is a parcel spanning an area go 16,707 square feet. The new development will bring twelve townhomes, each rising to three floors high, yielding a total floor area of 23,389 square feet. The units will offer approximately 1,195 to 1,475 square feet of living space per unit. Each residence will include a two-car agar and a deck to provide private open space.
Renderings reveal a semi-contemporary architectural style that compliments the existing neighborhood character. The property site will feature open space spanning an area of 4,125 square feet. A parking space with a capacity of twenty-four vehicles will be constructed on the site.
The architectural review is pending, and the estimated construction timeline has not been announced yet.
The proposal anticipates the use of the Density Bonus Law to allow the development and offers two of the eight base units as deed-restricted affordable housing.
