Madison Capital’s Representatives request the project review meeting for the firm’s proposed 2800 3rd Street development in Dogpatch, San Francisco. The project would produce six floors to capture the city’s growing demand for light manufacturing and laboratory spaces.

The 85-foot tall structure will yield 269,200 square feet above the 40,000 square foot lot, with 35,160 square feet for light industrial use, 156,520 square feet for laboratory facilities, and 37,580 square feet for parking. There will be a capacity for 100 vehicles and 160 bicycles in the on-site garage. For those cycling commuters and the benefit of others, showers and lockers will be included as well.

Perkins&Will is responsible for the design. The facade material will consist of curtain walls, painted steel, concrete columns exposed by the inset balconies, and weathered steel sun shades. The base will contrast with board-formed concrete wrapped around the ground-level exterior.
In Situ Landscape Architecture will manage the open space and greenery design, ranging from the 17 trees to be planted along the sidewalk and various open-air terraces scattered across the building mass.

Madison Capital purchased the existing structure for $23.4 million in 2019. With the drafted plans, the existing structure will be demolished and replaced over 20 months, with an estimated construction cost of $90 million. The estimated date for groundbreaking has not yet been established.
