Plans are under review for a five-story mixed-use project at 435 East 3rd Street in Downtown San Mateo, San Mateo County. Windy Hill Property Ventures is responsible for the development as the property owner. The development will create office space and five new homes as part of the developer’s extensive plans east of the San Mateo train tracks.

The 55-foot tall structure will yield 44,150 square feet with 33,880 square feet for office space and 6,280 square feet for residential use on-site. Of the five units, there will be one studio and four one-bedroom homes. The fourth and fifth floors are set back from the street, giving office workers, and residents access to open space, with each household having a 7-foot wide private deck. Parking will be included for four bicycles on the top floor.

ARC TEC, with offices in California and Arizona, is responsible for the design. Facade materials will include bricks, glazing, aluminum panels, and painted stucco. BKF is the civil engineer.

As for the other plans by the developer, work is already wrapping up for 406 East 3rd Avenue and 405 East 4th Avenue, both the block across from 435 East 3rd Street. In mid-September, renderings were revealed for a fourth project in the area at 500 East 3rd Avenue. For all four projects, Windy Hill partnered with ARC TEC for design.

Employees and residents will be just two blocks from the San Mateo Caltrain station and nearby the retail-rich downtown core.
