New Rendering with Third Tower for Brooklyn Basin, Oakland

A new rendering has been published ahead of tomorrow’s meeting with Oakland’s Design Review Committee for Brooklyn Basin, a waterfront master-planned development. The request would expand the development’s residential capacity to hold 3,700 apartments, with over a hundred more boat slips. Oakland-based Signature Development Group is developing the project, with joint financing from Signature, Zarsion Holdings Group, and Reynolds & Brown.

Signature first proposed the residential expansion at Brooklyn Basin in September of 2021, with the prospect of an additional 24-story tower hinted at. New planning documents show that the new tower will rise in Parcel M, giving the parcel a second high-rise component.

The 600 new units would be included in the later construction phases within parcels K, L, and M. Parcel K is proposed to increase capacity from 231 to 400 units, Parcel L from 146 to 240 units, and Parcel M from 240 to 577 units.

The marina capacity will also be nearly doubled to 298 slips, reduced from earlier plans to have 327 slips, with improvements to accommodate a water taxi or shuttle service. Improvements have been made to preserve views of Alameda and the San Francisco skyline.

Full build-out is expected by 2027. If the proposed revision for Brooklyn Basin is approved, the project will include 3,700 apartments and the pre-approved 30 acres of landscaping, 200,000 square feet of retail including a new grocery store, and the already-open 9th Avenue Terminal and award-winning park designed by Einwiller Kuehl.

  1. It would be great to see some effort to connect this development with the rest of the city fabric. As it stands it’s completely cut off by a massive highway, making it effectively a suburb. This could be an excellent addition to Oakland proper.

  2. It’s a bit of a shame that none of the towers got built in the first phase. The BB Southern part just feels a bit flat with all of the buildings being the same height. So much for “Coastline meets Skyline”, Kind of a stretch now that one of the major parts of the development opted to not build any of the approved towers.

  3. Too bad this unique waterfront area did not attract a visionary world class developer. Hopefully the final tower designs (IF built) will elevate the architecture beyond the bland, monotonous eight story boxes.

  5. Signature Development has withdrawn the application for additional boat slips as of April 2022. Growing community opposition to them greatly lengthened the time that the City of Oakland needed to analyze impacts of the expanded marina. The most significant impacts would be on views from the pier across the Oakland estuary; the burdensome and unsightly marina infrastructure on the pier; and the negative effects the marina would have on current boating, sailing and muscle-powered craft on the waters between Brooklyn Basin and Coast Guard Island: a marina would effectively end all other boating in that area:
