Recent permit activity shows plans are moving ahead to entitle a Life Sciences building at 2900 Harbor Bay Parkway in Alameda, Alameda County. The project would reshape a vacant 5.5-acre plot of waterfront land with a Research and Development building rather than the existing entitled plans for a Marriott Inn hotel. JLL is responsible for the property’s marketing.
The proposed structure would create 120,000 square feet of floor area with parking for around 300 cars on-site. The land spans 5.5 acres or 240,460 square feet. If the project is just one story tall, the uncovered half of the property will likely be covered by surface parking.
The move to re-entitle the land for Life Sciences fits into the region’s broad investment in the industry. The San Francisco Bay Area offers one of the largest markets in life science office buildings in the US, with 31.6 million square feet of total lab inventory and 2.5% vacancy, according to JLL. Only the Boston market offers more space, with 42.8 million square feet.
2900 Harbor Bay Parkway would be at the western tip of the Harbor Bay Life Sciences office cluster, close to the Harbor Bay Ferry Terminal. Nearby office tenants include Abbott, the FDA, Penumbra, and more.
Re-entitlement of the property is expected to take a total of two to three months, with the first application filed at the end of last month.
