Construction financing has been secured for the 189-unit residential development at 85 Cleaveland Road in Pleasant Hill, Contra Costa County. The project has received $94.3 million arranged by JLL Capital Markets with Gemdale USA, Bank OZK, and AvalonBay Communities.
85 Cleaveland Road will rise four floors spanning 311,130 square feet across 2.33 acres. Parking will be included for 304 cars on-site. Of the 189 units to be built, 19 will be sold as low-income housing.
The development aims to provide a ‘resort-style feel’ for the residents. Amenities will include a fitness center, shared lounges, a clubroom, and a co-working area. Outdoor amenities will include two outdoor courtyards, one of which will have a pool. Residents will have access to outdoor furniture, fireplaces, and open-air meeting rooms.
KTGY Architecture + Planning is responsible for the design. The exterior will be clad with ranch-style vertical panels and slanted shed roofing.
Gemdale is partnered with Blake Griggs Properties. Deacon Construction is expected to be the general contractor. Construction is expected to last 24 months from groundbreaking to completion. Since the city council has already approved the project, demolition of the existing low-density commercial structure could be imminent.
