New Building Permits Filed for Leisure Lane Apartments, North Sacramento

New building permits are filed for a four-story residential infill at 500 Leisure Lane in North Sacramento. The Leisure Lane Apartments would create 121 market-rate apartments on the former Woodlake Hotel property. AG Spanos Companies is the developer operating for property owner Columbia Pacific Management.

The project will reshape the 4-acre development area with 3.42 acres of landscaping and surface parking and 0.58 acres covered by the four-story building. Parking will be included for 185 cars and 66 bicycles. Most of the car parking will be on the site’s surface parking, with 15 spaces in three protected garage structures.

The roughly 45-foot tall structure will yield 142,870 square feet. Residents will find access to around 12,500 square feet of open space with the central courtyard and pool deck. Unit sizes will vary with eight studios, 13 junior one-bedrooms, 43 one-bedrooms, and 52 two-bedrooms.

BSB Design is the project architect. Renderings show an articulated exterior with a dizzying flurry of setbacks and alternating parapet heights to create a visually interesting massing. Facade materials will include plaster, siding, and stone along the base and entry.

TSD Engineering is the civil engineer, and Fuhrman Leamy Land Group is the landscape architect.

The AG Spanos Companies is an over six-decade-old developer founded by the late billionaire Alex Spanos, born in Stockton. The firm, now run by the Spanos children, remains one of the most prolific apartment developers in the nation, focused on podium-style apartments and commercial structures.

550 Leisure Lane is part of a four-parcel division of the former Woodlake Hotel property, once run by Radisson, Red Lion Woodlake, and demolished in 2017. The 14.5-acre area features one self-storage unit, with plans for a senior apartment complex and a roughly hundred-key hotel also in play. Construction finished on the three-story self-storage building between 2021 and this year.

The estimated timeline for Leisure Lane Apartments has not yet been established. YIMBY has contacted the Spanos Companies and has not received a comment as of the time of publication.
