Demolition permits have been filed for five structures ahead of construction for 2929 Broadway on Pill Hill, Oakland. The 0.93-acre site will be replaced with a seven-story apartment complex to be named Ambrose. Martin Group is the project developer, with development permits approved just over a month ago.
The 81-foot tall structure will yield around 230,560 square feet with 141,660 square feet for housing, 24,830 square feet for the 100-car garage, 33,060 square feet for amenities, and around 2,000 square feet for retail. Additional parking will be included in a 1,040-square-foot space for 113 bicycles.
Demolition permits were filed for five single-story commercial structures partially occupied by a Mercedes-Benz dealership. The properties include 2924 Webster Street, 340 28th Street, 2901, 2919, and 2927 Broadway.
Of the 220 units, there will be 197 market-rate units and 23 very-low-income units. Unit sizes will vary between studios, one bedrooms, and two bedrooms. The proposal now uses the State Density Bonus law’s 50 percent bonus and seeks waivers for open space and rear yard setback requirements to ensure property density.
BDE Architecture is responsible for the design, the Guzzardo Partnership will be responsible for the landscape architecture, and Sandis is the civil engineer.
