Vertical addition and expansion has been proposed for a commercial building at 729 Bush Street in Downtown, San Francisco. The project proposal includes the development of a four-story vertical addition to an existing one-story commercial building.

John Lum Architects is responsible for the designs.

The proposed project will result in a four-story vertical addition to an existing one-story-over-basement vacant commercial building. The existing structure is an approximately 20-foot-tall, 5,520-square-foot vacant commercial building. The proposed addition will result in a building with 7,250 square feet of health service use and four residential units that would include three two-bedroom units and a five-bedroom unit. A portion of the existing building will be retained, and the proposed building height would be 50 feet (five stories) above ground (66 feet with elevator penthouse).

The existing basement will be expanded to extend across the entire property and would be lowered by approximately 2.5 feet. An additional partial basement level will be added below the southern end of the existing basement. Streetscape improvements are proposed along Bush Street consisting of a new street tree, a Class-2 bicycle rack, and ADA upgrades.

The site is located in the Downtown/Civic Center neighborhood. The estimated construction timeline has not been announced yet.

  1. Love to see buildings made taller and utilizing the existing facade. Weird to go downtown and see 1 story buildings still lurking around, avoiding development for the last 100 years.

  2. Oh the fun we had in that building. Unforgettable!

  3. Great that commercial and housing is include in the same building, good usage of RE. Since the next building is taller, why not add a another floor for more housing?

  4. Oh me oh my! I had the absolute best times of my life in that building by its former owners. I will be “discreet” and not mention what it was, but I’m sure many, many people in the area and far away will remember what a pleasurable place it was!!!
