New plans have been filed for a four-story residential infill at 430 Green Street in North Beach, San Francisco. The plans will replace an existing single-story structure with a two-family apartment building. Ms. Yunzhen Xu is listed as the property owner.
The 41-foot tall structure will yield around 5,050 square feet with 3,740 square feet for housing and 1,300 square feet for parking and a workshop area. The street-level garage will have a capacity for two cars and two bicycles. Residents will also benefit from a 320-square-foot open space area split between two private decks. The first unit will be a two-bedroom spanning the second floor, with the second unit offering four bedrooms across both the third and fourth floors.
SIA Consulting is responsible for the design. Isometric views show a base facade of ground fiber cement, with a two-story bay window wrapped with horizontal paneling. The residents’ entry will be framed by a decorative horizontal louver pattern.
The property is along Green Street, between Grant Avenue and Kearny Street. Residents will be a block and a half from Columbus Avenue, near where it bisects Washington Square Park.
The project application estimates construction will cost around $1.8 million over a period of 1.5 years. The approximate construction cost listed is not inclusive of all development costs.

However in a 4-story building, one is not permitted per the Building Code to only have one exit from a multi-story unit with an entrance that is located above the 1st floor.
Some modifications to the design will be required.
