Construction has topped out for the five-story affordable Belmont Village Senior Living at Bishop Ranch 1A in San Ramon, Contra Costa County. The project, addressed at 6151 Bollinger Canyon Road, is the first in a massive 600-acre masterplan led by Sunset Development to transform a car-oriented office campus into a walkable city with 4,500 homes, parks, and shops. Belmont Village Senior Housing is the project sponsor, and Sunset Development is the property owner.

The development team celebrated the groundbreaking for the project in mid-February this year. Belmont Village operates senior housing in Albany, Sunnyvale, San Jose, and Los Gatos. Completion is expected by Fall 2024.

The 74-foot tall structure contains around 179,200 square feet of housing and 16,240 square feet of landscaping. Inside, 177 dwelling units will provide the 183-bed capacity. Apartment styles will include studio, one-bedroom, and two-bedroom residences for independent living, assisted living, and memory care living.

HKIT Architects is responsible for the design, clad with a familiar material palette for the Bay Area, wood-finish panels, and cement plaster punctuated with floor-to-ceiling windows. Walnut Creek-based Gates & Associates is responsible for landscape architecture.

Residential amenities include a full dining room and cafe, wine lounge, and bistro on the lower floors. Health-focused amenities will include the pool and fitness centers on the first and sixth floors. Other amenities include a wellness space, art studio, library, salon on the fifth floor, and lounges scattered across each floor. On the top floor, there will be a roof deck, sports lounge, and a sizable town hall to foster community within the building.

According to the groundbreaking press release, CBRE National Senior Housing arranged the construction financing for Belmont Village San Ramon at Bishop Ranch for the joint venture between Belmont Village and Harrison Street Real Estate Capital.

Next to 6151 Bollinger Canyon Road, Related is working with Sunset Development to build a 381-unit apartment complex at 6131 Bollinger Canyon. The third portion of the parcel will include the Parkway Green public park.

Sunset Development is the original developer and owner of Bishop Ranch, a 600-acre office campus that has become a powerful economic engine for the Tri-Valley area. The company proposed CityWalk to reshape much of the surface parking with 4,500 multi-family units, a 169-key hotel, commercial space, and retail. The City Council approved the master plan in mid-September 2020.

CityWalk BR-1A block will feature the new housing, Belmont Village Senior Care, and the South Parkway Green, a proposed public park. The master plan initially considered building 652 units for BR-1A. Since the Belmont Village senior care offers assisted and independent living beds, they do not contain the unit count. The 271 unbuilt units will be transferable across the CityWalk Masterplan.
