New building permits have been filed to construct the approved apartment plan for 2805 Park Boulevard in Cleveland Heights, Oakland. The proposal will replace a tree-filled parcel beside Cleveland Street with a six-story infill. Efficient CAD is the project architect and applicant.

Renderings for Efficient CAD’s design show Spanish Colonial-revival ornamentation scattered across the stucco-clad articulated exterior. An open terrace will cap the two-story podium along Park Boulevard, while setbacks facing the boulevard will visually reduce the building’s scale for pedestrians. According to the architect’s website, the firm took “inspiration from the famous El Rancho Hotel in Gallup, New Mexico” to achieve the eclectic Mission Revival style.

The 74-foot structure will create 20 apartments across 40,400 square feet, of which four will be designated as affordable. The plan used the State Density Bonus program to increase residential capacity for the site and skirt certain zoning rules. Parking will be included for 20 cars and 23 bicycles.

Public records show that the property was sold in July 2021 for $230,000, and Efficient CAD received approval for their development in July 2022. The project team has yet to reply to a request for comment, and an estimated timeline for construction to start has yet to be established.

  2. Glad to see all the recent coverage on infill planned in East Oakland.

  3. Glad to see it. Isn’t that a very (very) low cost for land $/ unit? $10k per apartment including parking. Surprised especially in that neighborhood.

  4. Nice design. Too bad they couldn’t have purchased the single story commercial building, for that matter, both commercial buildings facing Park Blvd to expand the project.

  5. This new design will partner nicely with the adjacent Julia Morgan studio apartment complex and the larger 1920’s Cordoba building up the street, they’ll form a nice Spanish trio at this corner!

    There’s another vacant lot up the same block at McKinley and Park, so it would be interesting if the two commercial buildings next to this project could join with that lot to form a larger project. No clue if there’s any plan for that corner lot, though.

  6. Let’s hope they keep some of those trees to incorporate into the new design. Looks pretty barren.
