A preliminary project application has been submitted for a residential project proposed for development at 1515 Half Road in Morgan Hill. The project proposal includes the construction of 300+ residences in the form of single-family residences and duplexes, along with onsite amenities and parking.

The project site is a parcel that combined three existing parcels totaling approximately 57.6 acres. Plans call for the construction of 256 single-family homes, 64 duplexes, and onsite residential amenities. 64 of the project’s 320 units, or 20% of the total units, would be deed-restricted and affordable to low-income households.

The project site was previously a privately owned orchard. An SB 330 Builder’s Remedy preliminary application has been submitted for the residential project. The project awaits review and approval.   1. This is suburban sprawl and should NOT be supported. We don’t need more SFR displacing active food production land.

  2. How can this happen? I thought this area was zoned only for agriculture. How sad.

  3. Our new housing requirements for Morgan Hill have *far* surpassed what’s been mandated by the state. Stop this rapid housing growth streak Morgan Hill seems to be on!

  4. Completely agree with Mr. Rhoades.
    Morgan Hill has spread like wildfire over the past 20+ years we have lived here. Traffic congestion, reduced air quality, crime, and noise has taken over this once “sleepy country town”. “Affordable Housing” at what cost? Big bucks for developers? I have personally witnessed too many producing orchards and fields disappear overnight only to sprout “mushroom developments”.

    If you cannot afford to live in Morgan Hill, move/live/work where you can.

    Sadly,it won’t be long before Morgan Hill is swallowed up by San Jose as it sprawls to Gilroy, Hollister, and beyond..
    The Los Angeles Area is an example of what is happening here now.

    Perhaps we can find an endangered species or two?

  6. No more sprawl. There’s way too much traffic on hwy 101, gridlock most of time. 320 units equal 640 more cars on hwy 101, which we don’t need. A requirement for building should be to build high speed rail system.

  7. It is amazing how much complaining there is on both sides of this problem, lack of housing and residents where the housing will be built.
