New plans have been submitted for a dense new housing infill at 7 Topgolf Drive in North San Jose, Santa Clara County. The project has replaced previous plans for a hotel next to the entertainment venue with just over eight hundred homes. KnD Company is responsible for the application.
Plans include 804 apartments across eight structures. The application is using Senate Bill 330 and will likely use the State Density Bonus to achieve the intended residential capacity. Further details remain scarce from the preliminary application. The subject parcel spans 3.2 acres, which could translate to a density of over 250 units per acre, a high density even for an urban core. It’s unclear if the developer intends to use adjacent parcels.
Pine Tree Investments purchased the parcel in May for $27.6 million. The acquisition came after the previous site owner defaulted on a loan to construct a hotel. The Top Golf area was intended to become a lively mixed-use neighborhood centered around the driving range and entertainment venue. While much of the surrounding parcels have been untouched, the range has been a popular destination.
