Preliminary plans have been filed for a new eight-story residential development at 2450 and 2480 Shattuck Avenue in Downtown Berkeley, Alameda County. The application is the first glimpse at a mid-rise complex that would replace two low-slung commercial structures. Gordon Commercial Real Estate Services, one of the city’s largest property owners, is responsible for the application.

The project plan specifies that the development will create 111 apartments above a 2,000-square-foot retail space. Residents will benefit from around 3,750 square feet of amenities, a rooftop deck, and parking for 78 bicycles. Niles Bolton Associates is listed as responsible for the design.

The project is the latest in a wave of new development bringing more housing while the city struggles with an acute housing crisis exaggerated by insufficient student housing for UC Berkeley. Across from 2450 Shattuck Avenue, construction is active for the Lair @ Haste by the Austin Group. That same block is where NX Ventures is planning its second-tallest tower, 2420 Shattuck Avenue. South of Gordon’s project, construction is wrapped up on the senior housing complex at 2000 Dwight Way, while ​​Riaz Capital aims to build 58 homes at 2127 Dwight Way.

Demolition will be required for the two single-story commercial structures. The structures include four businesses and one vacant retail space. The existing businesses include a restaurant, bicycle store, self-service laundry, and music store.

The cost and timeline for construction have yet to be established. The project team has yet to reply to a request for comment.

  1. I wish these projects where mixed use is replacing commercial list how much commercial space was available before. Looking at the photo, it looks like a lot more than the 2000 sqft that will replace it.

  2. Rental rates are not going down with the flooding of residential units. The city and police do nothing about the homeless.
