New development permits have been filed for the four-story apartment infill at 1010 91st Avenue in East Oakland, Alameda County. The filing will use Senate Bill 330 to receive an expedited approval process and ensure that two of the ten units will be affordable. Lily of the Valley Christian Center is listed as the property owner.

The new application shows a minor increase in residential capacity since our September coverage last year, from eight to ten total homes. The project will be one of a few “Yes In God’s Back Yard” or YIGBY developments that will bring new housing to property owned by a religious facility. In the case of 1010 91st Avenue, the owner will replace a portion of the church’s surface parking lot.

The project is being developed and designed by Santa Cruz-based Workbench. Renderings for the previous filing show the four-story infill with vertical lapboard siding and a sawtooth roof, blending residential and industrial architecture.

The Coliseum BART Station is 18 minutes away by AC Transit, eight minutes by bicycle, or 30 minutes on foot.
