The development permit has been approved for a residential infill at 4127 Martin Luther King Jr. Way in Longfellow, Oakland. The plans will add fourteen apartments on a surface parking lot in a low-slung neighborhood near the densely-developed MacArthur BART Station. Bitzer Banker Development is the project applicant.

According to the application, the plan includes 13 units and a supplemental ADU in the rear yard. Apartment types will be a mix of one-bedrooms and two-bedrooms. Parking is included for seven cars and three bicycles. Two of the 14 residences will be designated as affordable to moderate-income households, allowing the developer to benefit from a 13% density bonus.

Kava Massih Architects is the project architect. Illustrations show the structure will be clad with randomized board-and-batten siding and cedar wood panels. The site improvements will include planters along the sidewalk and a small furnished courtyard in the rear of the lot. Private rooftop decks for five units will be added on top of the structure, which will be setback from the street view.

The 0.39-acre property is located between 41st and 42nd Street, close to the MacArthur BART Station and near the Temescal neighborhood’s shops along Telegraph Avenue. The estimated cost and timeline for construction have yet to be established.

    Geographically close, but miles away in practice. There is no pedestrian friendly way to get to those shops. There are underpasses but 45th is impassable because of encampments and 42nd often is. 40th is just loud and dirty as it goes under the freeway and Bart; it’s doable but not pleasant.
