Zoning and Design Review permits have been filed for the four-story mixed-use infill at 2614 Telegraph Avenue in South Berkeley, Alameda County. The proposal will bring 19 co-living units and retail just two blocks from People’s Park. Gunkel Architecture is responsible for the design.
The two new filings are the official permits. Late last year, the applicant submitted the preliminary permits, ensuring that the development can use Senate Bill 330 to streamline approval. The two buildings will be added across the L-shaped parcel. The smaller building will run 80 feet deep from Telegraph Avenue. The second structure will extend 130 feet from Carleton Street.
The 46-foot-tall development will create two structures with 28,748 square feet for housing and 730 square feet for ground-level retail. Parking will be included for 32 bicycles. Though the property has just 19 separate units, each unit will have four to five bedrooms per unit for a total of 83 bedrooms across the complex.
Gunkel Architecture is overseeing the design. Facade materials will include phenolic panels, stucco, brick veneer, and wood siding.
Avenue T Property LLC, a company that shared an address with the Berkeley-based Vindium Real Estate firm, is listed as the property owner. The estimated cost and timeline for construction have yet to be established.
