Permits have been filed for the residential development at 2660 and 2680 Bancroft Way in Southside, Berkeley. The updated plans will construct an eight-story apartment infill at 2660 Bancroft Way but have forgone additional housing to pursue an office conversion of the former Bancroft Hotel. Daryl Ross is the property owner, filing through AMI LLC.
The 88-foot tall structure will create 79 studio apartments across roughly 32,250 square feet. Parking will be included for 36 bicycles and no cars, a decision that will promote the area’s public transit and reduce congestion. Nine units will be designated as affordable to very low-income households.
2680 Bancroft will include 17,460 square feet of commercial office space or exactly a third of the floor area, in the project developer. This ratio is enough to allow the project to expedite the project permits through Senate Bill 330. The developer filed the SB330 pre-application to convert the former hotel into office space back in December of last year.
Studio KDA is the project architect. Illustrations show a bare infill-style apartment structure with stone tiles framing the residential entrance. Facade materials will include cera-clad siding, metal panels, tiles, and stucco. Groundworks Office will oversee landscape architecture, including sidewalk improvements and a rooftop deck. BKF is the project’s civil engineer, and Rhoades Planning Group is assisting with planning consultancy.
The property is directly across from the UC Berkeley Campus and two blocks from Memorial Stadium. The retail-rich Telegraph Avenue thoroughfare is two blocks away. Daryl Ross, the property owner, is also the founder of the popular campus-staple, Caffè Strada, located nextdoor to the Bancroft Hotel.
